BUILDING PROCESS
Step 1: Meet the Town & Country Family
Your dream home is here, waiting to be built, and we are the custom home builders that can help you build your home in any style. We invite you to visit us in Northern Michigan to tour our model homes, saw mill, and facilities. Once you choose Town & Country as your Michigan home builder, we will invite you to spend the night our model home to experience, first hand, the awesome craftsmanship that you will receive as a new Town & Country client. During your tour, we make sure to answer all your home building questions -- from initial house plans to long-term home maintenance. Whenever you're ready, our team is ready to take you through the rewarding process of designing and building your new home. Your home design is verified by our on-staff Professional Engineer (PE) to assure the stability of the structure for generations to come.
Step 2: Design
We can build a home using your construction drawings, create a design for you completely new, or begin a design based on one of our existing floor plans. We will manage or coordinate the design of your project to ensure that you get the home you've always dreamed of. When you choose Town & Country Architecture + Engineering, we will handle every aspect of designing your custom log, timber, cottage, craftsman or custom style home including: schematic design, design development, construction documents, specifications, architectural style, size, foundation, floor system, roof system and finish, wall system, interior and exterior finishes, doors, windows, and site conditions.
Step 3: Production
The materials for each Town & Country Cedar Home are produced in a controlled environment in our state of the art facilities. We produce your home material package specifically for the requirements of your site and design. Our quality control system ensures that when your materials arrive at the construction site, they fit together the way they are designed to.
Step 4: Delivery
Once we are finished custom milling and preparing your materials, we package your home and deliver it to your construction site where our crew, or general contractor you have selected, is ready with the foundation and site preparations
Step 5: Construction
When Town & Country builds your home, you know it is built by construction crews who are educated about the Town & Country process and who are in touch with all of our key subcontractors contacts.
Step 6: Warranty
Our comprehensive home warranty safeguards your home from flaws or damage resulting from the milling or construction processes. It includes a 20-year structural warranty covering any major structural defects that occur during the warranty period. This applies when we have completely designed & engineered the structure as well as provide all the building materials. You can rest assured that your home is in the best of hands.
Step 7: Service
Once your home is completed and we've handed you the keys, our relationship is just beginning. We offer a variety of on-going services and information to keep your home looking good for generations to come.

Once your Northern Michigan Project design has been started, a Project Manager will be assigned to your project. The primary responsibilities of the Project Manager are to administrate, coordinate and manage the completion of your home during all stages of construction. This person, along with the rest of the team, will be dedicated to your satisfaction throughout the construction process.
Some of the tasks that the Project Managers perform include: attaining bids from subcontractors, overseeing all pre-construction preparation like site evaulation and permits, on site supervision to ensure quality, guidance through decision making throughout the project, communication on important deadlines and decisions, assess project concerns and/or issues as they arise, and oversee all inspections through the process.
The Project Manager is responsible for maintaining a master schedule for your project. He or she will ensure that the project is progressing as it should. Weekly reports on progress will be sent to you via email, as well as photos from the job site. We work with a group of very dedicated subcontractors who treat each project with the same objective and quality of building standards that Town & Country is known for. Strong relationships with our subcontractors is critical to the satisfaction of our clients. We rely on the expertise of each individual and value their professionalism.
You will be contacted by your Project Manager to schedule walkthroughs after the completion of your home. These walkthroughs, at 3 & 11 months will be inspections of your home and any warranty or service items that you have. We are also happy to review maintenance questions with you at that time.
After the completion of your Town & Country Cedar Home, periodic maintenance and care will be necessary. Our service and warranty team is available to assist you with any issues or questions that arise once you have settled into your new home. We offer expertise on small construction projects, maintenance programs and pass on helpful hints/reminders via a quarterly newsletter. Building a new home can be challenging and stressful at times. We take pride in our client's satisfaction and want to be sure that the process is enjoyable.
